BN1 Fire Safety is a specialist fire safety consultancy operating nationally across the UK. We focus exclusively on external wall fire risk, regulatory compliance and proportionate, evidence led decision making.
Our work is centred on Fire Risk Appraisal of External Walls (FRAEW) to PAS 9980:2022, EWS1 certification where appropriate, and technical support for Building Safety Case compliance. We serve managing agents, block managers, housing authorities, local authorities and building owners across England, Wales and Scotland.

BN1 Fire Safety is led by its Director and Technical Lead, Lea Morland, who is the named, accountable professional responsible for technical oversight and sign off of all FRAEW, PAS 9980 assessments and EWS1 certification (where appropriate).
Lea Morland is a Chartered Building Surveyor (MRICS) and Chartered Building Engineer (MCABE C.Build.E) with specialist expertise in fire safety and external wall assessment. He holds the ABBE Level 6 Award in the Assessment of External Wall Systems and leads all technical work undertaken by BN1.
Lea was appointed as a FRAEW Auditor on the UK Government's Cladding Safety Scheme, where he reviewed and audited FRAEW reports submitted for government funding.
This role required independent assessment of competence and methodology, deep understanding of PAS 9980:2022, and the ability to apply consistency, clarity and proportionality in high-risk decisions. It is evidence that his professional judgement is trusted at the highest level within the industry.

BN1 operates with a team of experienced technical professionals working under Lea Morland's leadership. All work is subject to internal quality assurance, governance and senior review to ensure consistency and accuracy.
Technical authors, surveyors and engineers contribute to the delivery of FRAEW assessments, site inspections, desktop reviews and reporting. Final accountability for all technical decisions and sign-off is retained by the Technical Lead.
